The ONE project, located in Issy-Les-Moulineaux, is an innovative office concept designed by the Bechu & Associates agency in collaboration with Bouygues Immobilier. This ambitious achievement includes the renovation and extension of an existing building, transforming a former hermetic cocoon into a modern and dynamic headquarters for Canal+. Spanning an impressive area of 42,000 m², including a 12,000 m² extension, ONE aims to reinvent the workspace by making it more connected, hybrid, and in line with contemporary business evolutions.

Enhanced urban openness and connection

At the heart of the transformation of the Val de Seine business district, ONE embodies the metamorphosis of a formerly predominantly industrial area into an innovative living and working space. The project stands out for its desire to open up to the city, unlike its initial configuration which protected it from an then inhospitable environment. This openness is manifested notably by the creation of new accesses, the integration of shops and public spaces on the ground floor, as well as by an architecture that actively dialogues with its urban environment.

Flexibility and modularity of spaces

ONE is not just a simple office building; it positions itself as a true urban ecosystem. The building integrates a multitude of functions, ranging from flexible work spaces to relaxation areas, including shops, a gourmet hall, and even television studios. This holistic approach to workspace is reinforced by a strong ecological dimension, with high-level environmental certifications and an advanced integration of nature into the architecture. The vegetated terraces, interior gardens and biophilic approach to design contribute to creating a healthy and stimulating work environment, while making ONE a model of sustainable and avant-garde architecture.

The building becomes a perpetual theater overlooking the city. This allows the landscape to meet the building and vice versa. To signal the entrance of the building we have imagined a large glass canopy that extends over the entire surface of the atrium. Under this dome of light, the ground floor, the living square, shops, services come to life and allow the city to cross the infrastructure.

The One project, Canal+'s new headquarters, is a large-scale complex that reinvents traditional workspace with a modern and dynamic approach. Spanning a considerable area of 42,000 m², including 12,000 m² dedicated to the extension of the existing building, this project designed by our agency integrates a variety of functions. It houses contemporary offices, shops, and open public spaces, but also a food court, a gym and an amphitheater. The whole creates a synergy between the workplace and the surrounding neighborhood. This integration promotes continuous interaction between employees and visitors. The design of One focuses on creating an interactive and adaptable work environment, responding to the changing needs of businesses and their employees in an urban setting.

The goal is to provide a quality living and working environment, while integrating green building practices and energy-efficient technologies, underlining the project's commitment to sustainability and sustainable development.

The Canal+ One building embodies the idea of rebuilding the city on itself by harmoniously integrating into the existing urban fabric. This approach, centered on revitalization and innovation, aims to enrich the urban landscape without distorting its heritage. The project converts an industrial area into a dynamic urban space. The change in land use, particularly the increase in space dedicated to shops and services, reflects a shift towards greater functional diversity. The adaptation of the PLU and the expansion of the commercial axis of rue Camille Desmoulins have allowed for significant architectural evolution of the building, promoting its urban integration and densification. The extension of level 7 and the creation of a partial level 8 to the west illustrate a vertical densification strategy.

The building is designed to open up to the city, offering spaces for meeting and interaction between employees and the public, as well as accessible areas that promote community integration. Moreover, the reuse and transformation of existing spaces demonstrate respect for the urban past while meeting contemporary needs. This reflects a vision of sustainable urban development, where new buildings coexist with and enhance the city's environment and history.

The environmental certifications obtained are also exemplary: - BREEAM International New construction 2016 excellent level - HQE sustainable building 2016 Exceptional level - BBC Effinergie 2017 - WiredScore 2017 platinum level - Ready 2 Services 2018 level 3 stars In terms of recycling: The surface of the existing false floor slabs (25,500 m²) was thus transferred to be reused on another tertiary project, and 30% of the materials used on the site come from sites less than 170 kilometers away.

The Canal+ One building illustrates new trends in space use and the importance of biophilia in several ways. The building's design favors flexible and versatile spaces, adapted to the changing needs of employees and the company's various functions. This includes collaborative work areas and relaxation spaces, promoting both productivity and well-being. The ground floor houses a gourmet hall operated by Mamie Cocotte and open to all 7 days a week, as well as shops and meeting spaces (coworking, lounges, cafeteria, concierge,...). On the upper floors, the plateaus of more than 5,000 m² have been designed to be divisible into 4 technically and functionally independent lots, so as to be able to accommodate several tenants simultaneously. Indoor air treatment is done by individual comfort units installed on the facade, offering optimized heights and great modularity. Work spaces and meeting rooms are thus very flexible and easily rearrangeable. Ultra-connected, the building offers a concentration of technologies over 42,000 m²: Wi-Fi coverage and 5G compatible, productive maintenance and cyber-security of the premises.

Biophilia, or the integration of natural elements into the built environment, is also a key feature of the building. This is manifested through the use of natural materials, the presence of plants and interior gardens, and the maximization of natural light. These elements contribute to creating a healthier and more pleasant work environment, improving employee well-being and reducing stress. This concept has been largely exceeded, so much so that ONE is now a positive biodiversity project, meaning it harbors biodiversity superior to what it would naturally have been on a virgin construction site.

Aliénor Bechu, director of the interior architecture and design studio Volume ABC, has brilliantly revisited the interiors through this biophilic concept in harmony and dialogue with nature. Bright work atmosphere, large open-plan floors, company restaurant on the first floor, access possible regardless of the means of transport, SWAYS has been designed for optimal user comfort. On each floor, the terraces are planted with trees carefully chosen by the landscape architect Neveux-Rouyer. The Living Square space is generously planted and is understood as a set of gardens to contemplate made of contrasts and alternating blooms, whose amenity utility does not neglect the ecological interest, as more than 80% of the plants are melliferous. In continuity with the need for greening of the premises to provide well-being and social links, nearly 2,100 m² of terrace surface are thus vegetated and accessible to employees, putting biophilia in the spotlight.

BIM Building Information Management played a crucial role in the design and construction of the building, allowing for more efficient planning, better coordination between teams, and optimization of costs and resources. This technology made it possible to digitally model the building, thus facilitating visualization, simulation and analysis before construction.
